MODI BUILDERS Liars & Cheats, Never Stand True To Their Promises

I’m a resident of Hyderabad and in 2008, I booked a flat in the then newly launched Silver Springs in Quthbullapur which is a project by Modi Builders. We got the possession in 2104, it’s been just three years and the facilities have all deteriorated.
The builder has done a bad job when it comes to construction. He charged us a huge amount for the place and gave us a beautiful picture but the end product is not the same. I feel cheated by the builder. The amenities and facilities that he said this project would have were missing since day one.
The builder had promised us that there would be 24/7 power supply and back up. This is something he didn’t provide at all. As one of the first few residents to have settled here I can vouch that the power supply has never been stable. There is frequent fluctuations. We are forced to have a stabilizer for all our electronic equipment’s. Within a few days of moving in our fridge and then the TV suffered due to this electric fluctuation. All the residents here have had to replace one or another electronic gadget as it suffered untimely death cause of fluctuation.
All the other buildings in this neighbourhood other than all the silver spring towers never face power cuts as much as we do as they have backup generators. The builder had assured us that there would be backup generators but somehow, he failed to stand up his words.
Now let me come to the biggest woe of this society, water. We have faced severe water woes since the day we have moved in. In paper however, the builder did promise 24/7 water. None of the four towers have enough water, ever. We constantly have to buy water from tankers. The builder had assured us that he also have a borewell dug and also do rain water harvesting. Again, just words that never materialized. The rain water harvesting doesn’t seem to work and there is no borewell. Empty promises by the builder has ensured that we suffer from water scarcity throughout the year. The summers are worse, we end up calling twice as many tankers and the quality of water is pathetic. Had the builder done what he promised we would have water from the borewell at least.
The big USP that the builder sold these houses with is the Vaastu compliance. In the name of Vaastu he has reduced us liveable space drastically. All the rooms are small and crammed. The living room is by far the most crammed room. The kitchen is more spacious in comparison.
Modi Builders have launched several other projects since and are boasting about the success of this project. Let me remind them that the residents of Silver Springs are not at all happy with your maintenance and construction. It has been just three years but the state of the buildings is pathetic. All the buildings look old, they have developed cracks and there is seepage issues in and around the structures. This complex look more than 10 years old. A paint job can fix the looks but aren’t the cracks proof of the bad quality of construction?
Modi Builders is still in charge of maintenance and security of the society and they are failing miserably at it. The builder has conveniently retained maintenance as he knows it’s a cow he can milk forever. The community hall, badminton and basketball court need to be fixed as the flooring is chipping. When we heard that this complex would have a basketball and badminton court we were thrilled. We expected a enclosed structure but the court actually is the space between two structures. Though we pay a hefty maintenance the builder isn’t fixing these basic issues. The swimming pool is rarely cleaned and the water stinks. The builder is cutting corners by not employing the optimum number of employees to take care of amenities and now they are fast deteriorating.
Another issue that bothers me a lot is that the builder had promised a play area for kids and I assumed that there would be slides and all but he gave us a huge ground instead. Smaller kids don’t enjoy playing here and their outdoor activity is limited. I wish the builder had paid more attention to these minute details.
Another thing about the ground is that it isn’t well lit. though there is a guard and people are there till 8 pm, for security reasons it would have been better if the ground were well lit. I had personally suggested the same to the builder and even given a letter requesting additional lights but the builder is surely deaf.
The brochure that the builder offered while we went to buy this flat shows a totally different picture than how these apartments have turned out. I wouldn’t trust any builder after this, especially not Modi Builders for sure. The builder is far too busy with all his huge projects and now he has forgotten about this complex all together.
